Real Property Gain Tax Malaysia

Real Property Gains Tax (RPGT) is a form of Capital Gains Tax that homeowners and businesses have to pay when disposing of their property in Malaysia. Which means that if one day you decide to sell your house, you have to pay taxes on the profit (gains) if you have any. 


For a quick calculation, the formula is:

Chargeable Gain = Disposal Price - Purchased Price - Miscellaneous Costs
Net Chargeable Gain = Chargeable Gain - Exemption Waiver (RM10,000 or 10% of Chargeable Gain, whichever is higher)
Tax payable = RPGT Rate (based on holding period) * Net Chargeable Gain

Central Park Damansara @ Petaling Jaya

Central Park Damansara previously called Empire City Damansara 2 (ECD2) is a total 61-acre land in Damansara Perdana, Selangor sold by Mammoth Empire Holding Sdn Bhd (MEH) to Exsim Development Sdn Bhd for RM760 million, reported The Edge Malaysia based on government documents.






*MEH is the developer of the RM5 billion Empire City Damansara (ECD1).


The development of the 61 acres “is expected to take eight years to complete”. The estimated GDV is RM9 billion.



Exsim has plans to build “20 blocks of office buildings of between 28 and 49 stories, five blocks of serviced apartments of 39 to 49 stories and six blocks of affordable apartments of 43 to 47 stories” plus an auditorium, retail units, a hotel, and a private school.
